Real Estate Project Launch Marketing Playbook

How Do You Market A Real Estate Project Launch?

You market a real estate project launch in three phases: a pre-launch phase to build a waitlist and collect expressions of interest, a launch phase to drive urgency and site visits, and a sustain phase to sell the remaining inventory. Each phase uses a different message, offer, and channel mix, all pointed at booked site visits inside the launch window.

Why A Launch Needs Its Own Playbook

Evergreen lead generation runs at a steady pace, a reliable trickle of enquiries month after month. A launch is the opposite: it is time-bound, driven by urgency and limited inventory, and its success is decided in a short window. You need demand built before day one, a spike of qualified site visits during the launch, and a plan for whatever inventory is left afterwards. Running a launch like normal lead-gen leaves demand on the table, slows absorption, and wastes the one-time attention a launch can command. The developers who sell out fastest treat the launch as a sequence of distinct phases, each with its own job, not one long campaign at a flat pace.

Phase 1: Pre-Launch (Build The Waitlist)

Weeks before you open sales, the job is to collect a warm, qualified audience so launch day starts with demand instead of silence. This is the phase most developers underinvest in, and it is the one that decides how strong the launch spike will be. A launch that opens to a ready waitlist converts far cheaper than one that opens cold and has to buy every lead from scratch.

Teaser Ads: Run teaser Meta campaigns, location, price band, and “coming soon”, to a simple expression-of-interest (EOI) landing page.
Incentive: Offer an early-access or pre-launch price benefit in exchange for a registration.
Qualify Early: Qualify EOIs on budget and timeline so you enter launch with real buyers, not names.
Nurture: Nurture the waitlist over WhatsApp with updates, so they are ready to act on launch day.

Phase 2: Launch (Urgency And Site Visits)

This is the spike. Everything now pushes booked site visits and bookings inside a tight window, and your warmest audience, the waitlist, should convert first before you spend heavily on cold traffic. Momentum matters here: early bookings create social proof that makes the next ones easier.

Waitlist First: Activate the waitlist first, they are your warmest, cheapest conversions.
Capture Search: Layer in high-intent Google Search for people looking up the project or locality.
Real Urgency: Use genuine urgency, limited units in a tower, a real price-rise date, never fake scarcity.
Frictionless Booking: Make site-visit booking one tap on WhatsApp, and follow up instantly.

Phase 3: Sustain (Sell The Rest)

After the initial spike, unsold inventory needs a steadier engine, this is where a launch quietly wins or loses on total absorption. The urgency of launch day fades, so the message and channel mix have to change to keep leads flowing at a sustainable cost until the project is sold out.

Remarketing: Remarket to everyone who engaged or visited but didn’t book.
New Angle: Shift messaging from “launch offer” to specific unit benefits, views, and possession timelines.
Steady Demand: Keep Google and Local SEO running to catch ongoing organic demand.
Optimise: Feed qualified-lead and booking data back to the ad platforms to lower cost over time.

Channel Mix At A Glance

Each phase leans on a different combination of channels, matched to the job that phase has to do. Here is the shape of it:

Pre-Launch: Meta teaser + EOI landing page + WhatsApp nurture.
Launch: Waitlist activation + Google Search + urgency creative + one-tap site-visit booking.
Sustain: Remarketing + unit-specific ads + Google + Local SEO.

What To Watch Daily During A Launch

A launch moves too fast for weekly reviews. During the launch window, check these numbers every day so you can shift budget and creative before a problem costs you the whole spike:

CPQL: Cost per qualified lead, the early warning sign for targeting or creative.
Site Visits: Site visits booked and show-up rate, the real launch scoreboard.
Waitlist Conversion: Waitlist conversion rate, tells you if your nurture worked.

Frequently Asked Questions

How Early Should I Start Marketing Before A Project Launch?

Begin the pre-launch waitlist several weeks ahead so launch day starts with warm, qualified demand instead of a cold start. The exact runway depends on project size and price.

What Is The Best Channel For A Pre-Launch

Meta Ads to an expression-of-interest landing page, backed by WhatsApp nurture. It creates demand and builds a qualified waitlist before anyone is searching for the project.

How Do I Create Urgency Without Discounting?

Use genuine scarcity, limited units in a tower, a real price-rise date, early-access windows for the waitlist. Never fake scarcity; buyers and RERA norms both punish it.

How Long Should A Launch Campaign Run?

Plan three phases: a pre-launch runway, a concentrated launch window, and an ongoing sustain phase for remaining inventory. The launch spike itself is short; the sustain phase runs until sold out.
